Pre Sale House Cleaning Service New York City Sellers Trust
Buyers decide fast in this city. A grimy oven door or a cloudy shower glass can knock the shine off a great apartment before anyone looks at the floor plan. Lily Maids gets your place photo-ready and open-house ready: insured, background-checked cleaners, flat pricing you see up front, and online booking in about 60 seconds across Manhattan, Brooklyn and Queens.
A real Lily Maids story
David had a showing at 11. We started at 7.
David K. called us from his Upper East Side kitchen on a Thursday night. His broker had lined up a showing for Saturday morning, the photographer was coming first thing, and the apartment still looked like a place where two people actually live. Dust on the window sills. Fingerprints all over the stainless fridge. A shower door with that chalky film you stop noticing after a few years.
Our crew got there early, worked room by room, and hit the things buyers stare at without meaning to: glass, chrome, grout lines, baseboards, the inside of the oven window. David's words after: "our place looked like a model home, and the agent was thrilled." That is the whole job of a pre sale house cleaning service in New York City. Not to make a home look lived in. To make it look ready.
We do this all week, in walk-ups and doorman buildings alike. If you want the full scope first, read what a deep cleaning includes or start a one-time cleaning for your listing date.

What we clean before a sale
Every clean a listing could need.
Selling in this city is a schedule problem as much as a cleaning problem. Photos on Tuesday, open house Sunday, walkthrough the week after. Pick the service that fits your calendar and we handle the rest. See pricing or how it works.
Most of NYC sells an apartment, not a house
Apartment Cleaning that photographs well.
Small rooms show every mark. A camera lens is worse than a buyer, because it flattens the light and pulls out streaks you never see standing up. So we clean for the lens: glass wiped edge to edge, chrome dried instead of air-dried, dust pulled off sills and radiator tops, floors mopped last so nothing gets tracked back.
Our apartment cleaning service teams work in pre-war units on the Upper East Side, converted lofts in Williamsburg, and six-floor walk-ups in Astoria where the elevator is your legs. We deal with doormen, service elevators and freight rules so your broker doesn't have to.
While the apartment is on the market
Maid Service between showings.
Here is the part nobody warns sellers about: the big clean is the easy half. Living in a listed apartment for six weeks is the hard half. Every shower fogs the mirror again. Every coffee leaves a ring. Every dog leaves hair on the rug an hour before a buyer walks in.
A light maid service visit on the days between showings keeps the place at the level your photos promised. Same crew when we can, same checklist, no re-explaining where the fuse box is. Sellers in Park Slope and Midtown use this all the time while their unit is active.

The baseline visit
Standard Basic Cleaning done right.
Not every seller needs the full production. If your apartment already gets cleaned often and its in decent shape, a Standard Basic Cleaning may be all it takes to hit listing quality. Kitchen surfaces, appliance fronts, sink, bathrooms top to bottom, dusting through the living areas and bedrooms, then vacuum and mop.
We tell people straight: if the oven has baked-on grease from three Thanksgivings, standard won't fix that. Book the deep clean. If it's mostly dust and daily use, standard is the smart spend. Compare the two on our standard cleaning checklist page before you pick.
All homes, every borough
Residential Cleaning for sellers.
Residential Cleaning is our whole world. Brownstone parlor floors in Bed-Stuy. Co-ops with 1940s tile. Condos in DUMBO with fingerprint-magnet appliances and floor-to-ceiling glass. Row houses out in Marine Park with basements that get forgotten until an inspector opens the door.
Each one gets a different plan. A glass-heavy condo needs streak work more than anything else. A pre-war unit needs dust control, because plaster and old radiators throw off more than people expect. The EPA's indoor air quality guidance is a decent read if you're curious why closed-up apartments get dusty so fast in winter.

The one most sellers actually book
Deep Cleaning before the photos.
This is the pre-sale workhorse. Inside the oven. Inside the fridge. Behind and under whatever moves. Baseboards, door frames, switch plates, light fixtures, cabinet interiors, grout lines, shower tracks, and the winter dust that collects on top of radiator covers where nobody ever looks except a buyer's mother.
Agents notice it right away and so do buyers, even if they can't name what changed. The National Association of Realtors keeps publishing the same finding year after year: cleaning and decluttering is the cheapest prep work with the biggest visual payoff. Our deep cleaning service is where most sellers start.
After the furniture leaves
Move in and Move out Cleaning at closing.
Selling ends with an empty apartment and a buyer walking through it one last time. Empty is honest. Every scuff, every crumb in a drawer, every ring under where the couch sat is suddenly visible. That's when our move-out cleaning earns it's keep.
Buying on the other side? A move-in cleaning before the boxes land means your first night is in a place that was actually cleaned, not just emptied. Both follow the same move-out checklist, and code MOVE30 takes $30 off. Tell us about elevator reservations when you book, since most co-ops want that scheduled days ahead.
While your listing is live
Recurring Cleaning that holds the line.
Listings sit longer than anyone plans for. Six weeks of showings with a dog, two kids and a home office is a lot of upkeep. A weekly or bi-weekly recurring plan keeps the apartment at the level buyers saw in the photos, without you scrubbing a tub at 9pm before a Sunday open house.
Plans run weekly, bi-weekly and monthly, and they cost less per visit than one-offs. Sellers usually start with a deep clean, then hold it with recurring visits until the deal closes. You can pause or reschedule anytime under our rescheduling policy.
More ways we clean.
One-time resets, same-day rescues, spring refreshes, rental turnovers and morning-after party cleanups. If it needs cleaning before a buyer sees it, there is a good chance we do it.
Four more sellers ask about
Booked once, or booked every week.
One Time Cleaning
Single visit, no plan, no commitment. Most sellers book a one time cleaning two or three days before the photographer comes, then a second one the night before the open house. That gap matters. Dust settles again in 48 hours in a city apartment, especially near an avenue with truck traffic.
Housekeeping Service
Housekeeping Service is the lighter, ongoing version: beds made, linens changed, kitchen reset, bathrooms wiped, floors done. Sellers who still live in the home while its listed lean on this hard, and so do owners who travel and want the place presentable when a broker brings someone by on short notice.
Same Day Cleaning Service
A buyer wants to see it at 4pm today. It happens constantly. Our same day cleaning service depends on that day's schedule and where you are, but call (646) 825-3550 and we'll tell you honestly what's open. Manhattan below 96th and western Queens are usually easiest.
AirBnB Cleaning Service
Selling an investment unit that's still hosting guests? We handle AirBnB Cleaning Service turnovers on the same day windows hosts need, then step up to a full pre-sale deep clean once the last guest checks out. Linens, kitchen reset, bathroom sanitizing, trash, and a walk-through with photos on request. Long-term hosts often keep us on turnover cleaning right up to the closing date, and switch to short-term rental cleaning if the sale stalls and the unit goes back on the calendar. If you manage several doors, our rental property cleaning page covers how scheduling works across buildings.

Pricing
Know the price before we knock.
Your price depends on your home size, the cleaning type, condition, and any add-ons. You see the full flat rate before you confirm - never after. See full pricing >
What moves the number up or down: square footage, how many bathrooms, whether you want a standard or a deep clean, the current condition, add-ons like inside the fridge or interior windows, how often you book, and access details like a walk-up or a freight elevator window. Recurring plans cost less per visit than one-offs, and the first visit on a plan is usually a deep clean.

Questions and answers
The details before you list.
These are the questions sellers and agents ask us most. Every answer is open by default, so nothing is hidden behind a click. Still curious? Our full FAQ page goes deeper, and preparing for your cleaning covers the pre-visit basics.
What is a pre-sale house cleaning, exactly? 01
It's a deep clean aimed at how a home looks to a stranger, not how it feels to live in. We hit the details a buyer's eye lands on: glass, chrome, grout, shower doors, appliance fronts, baseboards, window sills, light switches and the inside of the oven. Most sellers book it right before listing photos, then a lighter touch-up before the open house. See the full scope on our deep cleaning checklist.
How soon before photos should I book? 02
One to two days before the photographer is the sweet spot. Same day works but it's tight, since floors and glass need time to dry properly and you don't want a crew and a camera in the same room. If your open house is a few days after the shoot, add a short second visit the morning before. Book both at once at book now and we'll lock the crew in.
Do you clean inside the oven and fridge for a listing? 03
Yes, on a deep clean. Buyers open appliances. They open the fridge, the oven, the dishwasher and half the cabinets. On a standard visit those are add-ons rather than included, so tell us at booking and we'll price it in. Empty the fridge the night before if you can, it saves time and time is money on an hourly-scoped job.
Can you do a same-day cleaning before a last-minute showing? 04
Often yes, it depends on that day's route and where your building is. Call (646) 825-3550 and we'll tell you what's genuinely open instead of guessing. Details are on our same-day cleaning page. Booking a day or two ahead always gets you more time slots and usually a better price.
My apartment is still full of furniture. Is that a problem? 05
Not at all, that's most listings. We clean around and under what we can safely move, and we'll flag anything we can't lift. If you're staging, book the cleaning first and let the stager come after, otherwise you're paying to clean around a rented sofa. Once the place is empty at closing, a move-out cleaning is the right follow-up.
Do you bring supplies, and are they safe around kids and pets? 06
We bring everything - products, cloths, vacuum, mop. You don't need to stock a thing. If you want green products because of kids, pets or a sensitive buyer walking through, ask for EPA Safer Choice certified products in your booking notes. Got a specific product you love for a stone counter? Leave it out with a note and the crew will use that instead.
Do I need to be home while you clean? 07
No. Plenty of sellers are already living somewhere else by the time we come. Doorman handoff, lockbox, super, smart-lock code, or your broker letting us in all work fine - just put the access details in your booking notes. We follow building rules on service entrances and freight elevators, which saves everyone a phone call.
What if the agent walks through and something was missed? 08
Tell us within 24 hours and we come back and re-clean those areas at no charge. That applies to every visit, in every borough. Full terms are on the satisfaction guarantee page. Buyers and sellers are working off federal timelines and paperwork you can read up on at HUD's home buying resources- our part is just making sure the apartment itself isn't the reason a deal cools off.
What you get out of it
A home that looks ready , not lived-in.
Photos that hold up on a phone screen. An open house where nobody's eye catches on a smudge. A walkthrough that ends with a handshake instead of a list. Less scrubbing for you during the six weeks that matter most. And a clean baseline you can hold with a recurring plan until the deal is signed.
