Short Term Rental Cleaning Service New York City Hosts Trust

Rated 5 stars by New Yorkers in 3 boroughs

Check-out is 11am. Your next guest is texting from the lobby at 3pm. That four hour gap is the whole business, and it only works if someone reliable shows up, resets the place, and sends you photos before the door locks. Lily Maids handles short-term rental turnovers across Manhattan, Brooklyn, and Queens with insured, background-checked cleaners, a fixed turnover checklist, and flat pricing you can build into your nightly rate.

Long Island City Turned over in 3 hours

A real Lily Maids story

John was losing bookings to the 11-to-3 gap.

John manages a rental unit in Long Island City, three stops from Midtown, and for months the turnarounds were beating him. He was doing them himself between meetings, and the day a guest checked in early and found towels still in the dryer, he stopped and called us. In his words: "I manage a short-term rental in LIC and was struggling to keep up with quick guest turnarounds. This team is a lifesaver for vacation-rental turnovers, making sure the unit is always pristine for new bookings, which has directly led to better reviews and more reservations for me."

What changed was not effort, it was the system. We built John a standing turnover slot, a fixed checklist for his unit, and a photo confirmation before we leave. His linens go out and come back on a schedule, the coffee and paper goods get flagged when they run low, and he stopped hearing about hair in the bathroom. Thats the whole reason hosts hire a short term rental cleaning service in New York City instead of stretching a housekeeper who has never turned a rental: guest-ready is a different standard than tidy, and its measured in reviews.

What we clean for hosts

Every clean a rental could need.

A turnover is not one job. Some weeks its a fast reset between two stays, some weeks its a full seasonal scrub after a busy month, and once in a while its an empty unit going back to a landlord. We do all of it with the same crew and the same checklist. Start with pricing, or read how it works.

Between every stay

AirBnB Cleaning Service.

Guests do not grade you on how hard the job was. They grade you on the one hair on the tub, the ring in the coffee pot, and whether the bed felt fresh. Our AirBnB cleaning service works from a fixed turnover list built for that scoring: strip and remake beds with hotel corners, reset the bathroom to a factory-fresh look, run the dishwasher and put everything back where the listing photos show it, wipe every high-touch surface, take the trash and recycling out, and reset the entry so the first ten seconds land right.

We finish with a walk-through photo set so you can confirm the unit is ready without leaving your office. If something is broken, missing, or a guest left damage, you hear it from us that day, not from the next guest. Hosts running more than one address usually pair this with turnover cleaning and rental property cleaning so every unit is handled the same way. Before you set your rules, its worth reading the city's own short-term rental registration requirements- the legal side is yours, the clean is ours.

Most NYC rentals are apartments

Apartment Cleaning.

Small units are harder, not easier. A 480 square foot studio in Chinatown has the same number of surfaces a guest touches as a two bedroom, packed into a third of the space, and every one of them shows. Our apartment cleaning crews work tight kitchens, half-height bathrooms, murphy beds, sleeper sofas, and closets that double as pantries. We know which pre-war radiators throw dust in February and which new-build kitchens have that matte finish that streaks if you look at it wrong.

Building access is half the job in this city. We coordinate with front desks, sign in with doormen, follow service elevator hours, and handle five floor walk-ups in Bushwick without adding a fee for stairs. If your unit sits in a building with a package room, a freight-only rule, or a concierge who holds keys, tell us once and it goes on the account. See the full scope on our apartment cleaning service page.

Maid service making up a bedroom in an Astor Row Manhattan home

The same hands, every week

Maid Service & Housekeeping Service.

Some of our hosts do not want a vendor, they want a housekeeper who knows the unit. Our maid service assigns the same cleaner to your address whenever the schedule allows, so by month two nobody has to ask where the spare linens live or which cabinet holds the guest coffee. That continuity is what turns a good turnover into an invisible one.

Our housekeeping service covers the ongoing rhythm of a lived-in or lightly-rented home: kitchen reset, bathrooms sanitized, dusting top to bottom, floors vacuumed and mopped, beds made, trash out. Hosts who also live in the building often book their own place on the same visit, which saves a trip charge. Read what a visit covers on the maid service page or the standard cleaning checklist.

Standard residential cleaning in a Bedford-Stuyvesant Brooklyn home
Same list, every visit Kitchens · baths · floors

The baseline visit

Standard Basic Cleaning & Residential Cleaning.

A standard basic cleaning is the workhorse. Counters and backsplash, stovetop and appliance fronts, sink scrubbed and polished, cabinet faces wiped, tub and shower and tile scrubbed, toilet inside and out, mirrors and fixtures polished, every surface dusted, mirrors and glass done, beds made, floors vacuumed and mopped, trash removed. Nothing exotic, just done properly and done the same way every single time.

Residential cleaning is how we describe the whole category of work we do in homes, whether you live there year round or rent it by the night. It matters for hosts because a rental that gets a real residential-grade clean between guests ages slower. Grout stays lighter, stainless keeps its finish, and you are not paying for a rescue deep clean every quarter. If your unit has been rented hard for a season, start with a deep clean and let the standard visits hold the line after that.

Top to bottom, inside out

Deep Cleaning.

Every rental has spots a turnover never reaches. Inside the oven and the fridge. Behind and under the bed frame. Baseboards, door frames, light fixtures, cabinet interiors, tile grout, and the radiator dust that builds all winter behind the sofa. A deep cleaning gets all of it, and it is the right first visit if your unit has been booked back-to-back for months or you just took over management of a place that was neglected.

Deep cleaning is also what hosts book after allergy complaints or a pest treatment, when the surfaces need to be genuinely stripped rather than freshened. We bring our own supplies and can use products from the EPA's list of registered disinfectants on request. Compare the scope on our deep cleaning service page and the deep cleaning checklist.

When the unit changes hands

Move In and Move Out Cleaning.

Rentals do not stay rentals forever. Leases end, owners sell, a long-stay guest turns into a twelve month tenant. Our move out cleaning follows the checklists NYC landlords actually use at final walkthroughs: inside cabinets and drawers, inside the oven and fridge, appliance exteriors, bathroom fixtures descaled, floors, closets, and every last bit of dust the movers kicked up. Moving in? A move in cleaning happens before the boxes land, so night one is in a genuinely clean unit.

The unit should be empty or close to it so we can reach the places that get inspected. Tell us about elevator reservations, loading zone windows, or a super who needs notice, and we plan around them. Details live on the move-out cleaning and move-in cleaning pages, plus the move-out cleaning checklist- and code MOVE30 takes $30 off either one.

Recurring cleaning keeping a Carnegie Hill Manhattan apartment guest-ready

Put it on the calendar

Recurring Cleaning.

The best-run units in this city are not cleaned harder, they are cleaned on a schedule. Weekly, bi-weekly, and monthly recurring cleaning plans give your rental a permanent slot, which means you stop negotiating for a Saturday morning in August when every host in Brooklyn wants one. Recurring clients definately get first call on schedule changes, and the same cleaner whenever staffing allows.

Recurring also lowers your cost per visit, because a unit that gets touched every week never needs a rescue. If your running two or three addresses, a standing schedule is the difference between managing cleanings and managing a business. Plans and discounts are on the recurring cleaning page, and you can lock a slot straight from the booking form.

Just this once

One Time Cleaning.

Not every clean needs a plan. A one time cleaning is for the weekend your unit sat empty and needs a refresh before a booking, the morning after a long guest stay, or the Tuesday you finally admit the place is beyond a quick tidy. No contract, no minimum, flat price shown before you confirm.

Hosts also use a single visit to test us before committing to a schedule, which is honestly the smartest way to hire a cleaner. Book one turnover, look at the photos, read the notes we send, and then decide. Details on the one-time cleaning service page.

Same day cleaning service arriving at a Boerum Hill Brooklyn apartment
Depends on the day Call and we'll check

When the plan falls apart

Same Day Cleaning Service.

A guest extends. A cleaner cancels. A booking lands four hours from now. Same day cleaning service is often possible, and it depends entirely on that day's schedule and where your unit sits. Call (646) 825-3550 and we will tell you the the truth about what is open rather than promise a slot we cannot staff.

Two things make same-day work: access we already have on file, and a checklist we have run in your unit before. Hosts who set that up in advance get squeezed in far more often than a first-time caller with a lockbox code nobody has tested. More on the same-day cleaning page, and after a big guest event look at after-party cleaning.

More ways we clean.

What a turnover includes

Every visit covers.

The same standard, every time. We bring our own supplies, including EPA Safer Choice certified products on request. See the rental turnover checklist > or compare with what a deep cleaning adds.

  • Counters and backsplash degreased
  • Stovetop and appliance fronts
  • Sink scrubbed and polished
  • Dishes run and put away

  • Floors vacuumed and mopped

Bathroom

  • Tub, shower, and tile scrubbed
  • Toilet inside and out
  • Mirror and fixtures descaled
  • Hair removed from every surface

Beds & Living

A deep clean adds the things a turnover skips on purpose because there is no time: inside the oven and fridge, cabinet interiors, baseboards and door frames, light fixtures, vents, grout, and behind heavy furniture. Most hosts book one deep clean per season and let the turnovers hold the standard in between. Full room-by-room detail sits on our cleaning checklist.

What actually changes

The results hosts notice.

Cleanliness is the single line item guests grade hardest, and it is the one that follows you around a listing forever. A bad clean does not cost you one night, it costs you the star average that decides whether the next ten people book. That is the real math behind hiring a rental cleaner instead of squeezing turnovers into your own week.

What our hosts report back is pretty consistent: fewer cleanliness mentions in reviews, faster confidence closing a same-day gap, and no more Sunday nights spent driving across the bridge with a bag of linens. You also get an early warning system - a cleaner who is in your unit every week is the first person to spot a slow leak, a dying smoke detector battery, or a chipped tile before a guest photographs it. The FTC's guidance on vacation rentals is a good reminder that what you promise in a listing is what you are expected to deliver.

Pricing

Know the price before we knock.

Your price depends on the unit size, the number of bathrooms, the cleaning type, the condition it is left in, and any add-ons like laundry or inside-oven work. You see the full flat rate before you confirm - never after. Hosts on a recurring schedule get a lower per-visit rate, which is what makes turnovers easy to price into a nightly rate. Recurring plans price down as frequency goes up - weekly units cost less per visit than monthly ones, because a unit that never falls behind never needs a rescue. If your first visit is on a place that has been rented hard without a proper deep clean, we will quote that first visit as a deep clean and the rest as standard turnovers. No surprises on the invoice, and nothing added after the fact.

Cleaner entering a Cooperative Village Manhattan building for a scheduled turnover

The part nobody warns you about

NYC building access, solved once.

In most cities cleaning a rental means parking out front and walking in. Here it means a service entrance that opens at nine, a freight elevator you share with a furniture delivery, a doorman who needs your name on a list, and a super who wants notice before anyone touches the trash room. Half the turnovers that go wrong in this city go wrong at the front door, not in the bathroom.

We set access up once and keep it on the account: lockbox location and code, smart-lock instructions, doorman handoff, package room rules, elevator hours, and where the linen closet is. Walk-ups are fine and we do not charge for stairs. If your building requires a certificate of insurance on file before vendors work there, ask and we will send one over. Curbside trash timing matters too - the NYC Department of Sanitation set-out rules changed recently, and we put bags out inside the legal window rather than leaving them in a hallway.

Read preparing for your cleaning for the short version, and the rescheduling policy if a guest extends and you need to move a slot.

Questions and answers

The details before you book.

These are the questions hosts and property managers ask us most. Every answer is open by default, so nothing is hidden behind a click. Still curious? Our full FAQ page goes deeper.

What is included in a short term rental turnover? 01

Beds stripped and remade, bathrooms reset and hair removed, kitchen degreased with dishes run and put away, all surfaces dusted, glass and mirrors done, floors vacuumed and mopped, trash and recycling out, and the entry staged the way your listing photos show it. We finish with walk-through photos. Deeper tasks like inside the oven, cabinet interiors, and grout belong to a deep cleaning- see the rental cleaning checklist for the full split.

Can you fit a turnover between an 11am checkout and a 3pm check-in? 02

Usually yes, and it depends on the unit size and how many crews are already booked in your area that day. Hosts on a standing weekly slot get priority on tight windows because access and the unit checklist are already on file. Brand-new addresses with an untested lockbox code are the ones we cannot promise, so set that up before you need it.

Do you bring supplies, and can you handle laundry? 03

We arrive with professional supplies and equipment, so you never have to stock a thing. Prefer green products because guests bring kids or pets? Ask for EPA Safer Choice certified products in your booking notes. In-unit laundry can be run during the visit if the machine is on site and there is time in the window; if you use an off-site linen service, we will strip and bag for pickup instead.

Do I need to be there, and how do you get in? 04

No, and most hosts never meet us. Lockbox, smart-lock code, doorman handoff, or a key held with the super all work. Add the instructions once and they stay on your account. We follow building rules on service entrances and elevator hours so nobody gets turned away at the desk. More in preparing for your cleaning.

What happens if a guest leaves damage or something is missing? 05

You hear from us that day, with photos, before your next guest arrives. Broken glassware, a stained mattress protector, a missing remote, low paper goods - all of it gets flagged in the visit notes. We do not repair, replace, or dispose of large items, and standard cleaning is not a substitute for licensed remediation if there is water damage, mold, or a pest issue that needs treatment.

Can I set up recurring turnovers for more than one unit? 06

Yes. Each address gets its own checklist, access notes, and supply list, and we keep the same cleaner on a property whenever staffing allows. Weekly, bi-weekly, and monthly schedules are all available, and the per-visit rate drops as frequency goes up. Details on the recurring cleaning and rental property cleaning pages.

What if the clean is not right? 07

Tell us within 24 hours and we come back and re-clean the areas in question at no charge. That applies to every visit in every borough. Read the full satisfaction guarantee, and the cancellation and rescheduling policy for how schedule changes work when a booking shifts on you.
