Guests almost never complain about a spot you missed behind the couch. They complain about hair in the shower drain, a sticky remote, and a coffee maker with yesterday's grounds still in it - and its usually the small stuff that costs you the star. Work in this order and you'll catch all three.

Step one

Kitchen: the review killer.

Start here because the kitchen holds the two things guests photograph when they're upset: a dirty fridge and a crusty coffee maker. Empty the refrigerator completely, wipe every shelf and the door gasket, and toss anything the last guest left behind - even sealed items. Pull the drip tray and filter basket out of the coffee maker and rinse them. Run the dishwasher empty if the last guest loaded it and left.

Then work top down: cabinet fronts, backsplash, counters, sink and faucet, stovetop and knobs, microwave inside and out, then the floor last. Check that every mug, glass and plate in the cabinet is actually clean, because the the dishwasher does miss things. Restock dish soap, sponges, paper towels, trash bags, and whatever coffee or tea you promised in the listing. Take out the trash and put a fresh liner in every bin before you leave.

Step two

Bathroom: check the drain.

If you read one line on this whole page, read this one: pull the hair out of the shower drain and off the tile corners. It's the single most common thing guests mention in a bad review, and it takes eleven seconds.

After that, scrub the tub and shower walls, wipe the shower door track, disinfect the toilet including the base and the back of the seat hinge, clean the vanity and sink, and polish the mirror so there are no water spots. Empty the bathroom bin. Replace every towel with a fresh set, even the ones that look untouched - a folded towel that a stranger may have used is not a good look. Restock toilet paper with a spare roll visible, plus soap, shampoo and conditioner if your listing includes them. Finish with the floor, corners and behind the door included.

Step three

Bedrooms and linens.

Strip every bed that was used and every bed that might have been used. Sheets, pillowcases, and the mattress protector go straight into the the wash. Check the mattress itself for stains before you make the bed again - catching that now is far better than the next guest catching it at midnight.

Smart hosts keep a seperate set of spare linens in a closet so the turnover never waits on a laundry cycle. Make the beds crisply, fluff and rotate the pillows, and check under them for phone chargers and jewelry the last guest forgot. Open drawers and the closet, wipe hangers if needed, and vacuum under the bed frame where dust collects fastest in older NYC buildings. Wipe nightstands, lamp bases, light switches, and door handles.

Step four

Living room, entry, and everything touched.

Reset the furniture to match your listing photos, because guests compare. Straighten cushions, check under and between them, fold throws, and square up the coffee table. Wipe every high-touch surface: remotes, light switches, door handles, thermostat, intercom buttons and the inside of the entry door. The EPA's registered disinfectant list is a useful reference if you want to be sure the product you're using actually does what the label says.

Dust shelves, TV screen, window sills and baseboards. Vacuum rugs and mop hard floors last, working back toward the door. Then do the walk-through your guest will do: stand in the entry, look at the room the way a stranger would, and fix whatever your eye lands on first. Check that Wi-Fi cards, house rules, and any welcome note are in place and readable.

Step five

The host-only tasks.

A few items belong to the host, not the cleaner. Test the smoke and carbon monoxide alarms - the U.S. Fire Administration recommends monthly testing, and for a rental with strangers sleeping in it, that's the bare minimum. Confirm the first-aid kit and fire extinguisher are where your listing says they are.

Then check the practical stuff: lock codes changed or rotated, keys accounted for, batteries in remotes, light bulbs working, and enough consumables to cover a longer stay. If you rent short-term in New York, keep your paperwork current with the Mayor's Office of Special Enforcement, since registration rules here are stricter than most cities. Finally, photograph the finished space. Photos protect you in a damage claim and they show you exactly what the room looked like when you handed it over.

NYC turnover logistics

The part checklists forget.

A turnover in New York fails on access far more often than it fails on cleaning. After the guests leave the clock starts, and if we can't get in the door, the list doesn't matter. So put the access details in the booking notes: lockbox location and code, smart lock code, doorman instructions, apartment number, and whether the buzzer actually works.

Older Manhattan and Brooklyn buildings often have one small elevator with reserved hours for moves and deliveries, which can eat 20 minutes off a tight window. Some co-ops require a name on the front desk list before anyone goes up. Walk-ups are fine, we do them every day at no extra charge, but let us know the floor so the team brings the right amount of gear up in one trip instead of three.

For linens, decide in advance whether we're washing on-site or swapping in a spare set you keep in the closet. On-site laundry in a building basement adds real time. How long does a rental turnover cleaning take? 01

A studio or one-bedroom with a standard turnover usually runs one to two hours. A two-bedroom with two bathrooms runs longer, and adding laundry, inside-oven, or inside-fridge work adds more. When you book online you'll see the scope and the flat price before you confirm, so there's no guessing on either side.

Do you bring cleaning supplies to a rental property? 02

Yes. Our teams arrive with professional supplies and equipment, so you don't have to keep a closet stocked at the unit. If you prefer we use a specific product on a specific surface, leave it out with a note. Guest consumables - toilet paper, soap, coffee, paper towels - are the host's to supply, and we'll restock whatever you leave for us.

Can you do the laundry and change the linens? 03

We change linens as part of a turnover. On-site laundry depends on the building, since a shared basement machine can add an hour or more. Most hosts get better results keeping a spare set of sheets and towels in the closet so the bed gets made immediately, and the used set gets washed on your own time. Do I need to be there to let the cleaners in? 04

What if a guest left the place in bad shape? 07

Tell us when you book, or call as soon as you see the photos. Heavy grease, pet mess, or after-party damage usually needs a deep cleaning or an after-party cleaning rather than a standard turnover, and we'd rather adjust the scope up front than run out of time on site.
